The ideas driving product design here at Architactile were born out of a couple of small iPhone projects that Taylor and Matt collaborated on back in 2008. Theses applications are currently available in the iTunes App Store under the name “Armchair Design.” The basic thought then was to develop small, application specific calculators to enable folks in the AEC space to provide quick answers during those early pre-design conversations.

Pocket Developer ($2.99)Pocket Developer provides quick high-level calculations for real estate development projects. It provides fast land and building cost estimations based on size and cost per square foot and provides a series of basic financial calculations – loan amortization, developer costs, cap rate, etc. It”ll even tell you the lease cost per square foot at a given occupancy rate needed to meet the client’s cash-on-cash return requirements. Pocket developer provides an innovative “negotiate” page that allows you to quickly run what-if scenarios designed to speed the “go/no go” decision making process. Home Sizer ($2.99)Home Sizer was created to allow people thinking about have a customer home built to play with the floor plan of their home while easily keeping track of the impact on overall cost as well as the monthly mortgage payment. Home Sizer allows the user to create a list of rooms including dimensions for each and then enter an overall “cost per square foot” number provided by their architect or builder. Home Sizer provides basic amortization calculations on the total cost of the home. As the future home owner makes further adjustments – changing the size, adding or deleting rooms – the total cost and monthly payment calculations are immediately updated. Lease-O-Matic ($2.99)Lease-O-Matic provides quick calculations for multi-tennant office space leasing and tenant build out. Lease-O-Matic helps estimate the appropriate amount of office space required given the expected occupancy and provides easy monthly lease payment calculation based on per-square foot lease cost, and building load factor. Lease-O-Matic also provide calculations for tenant build out cost including determining the out-of-pocket expense of the tenant after allowance.
